Perfect for a family or a group of good friends to relax in style, there&rsquo;s something for all ages including a cinema room, an indoor swimming pool and a fantastic garden where you can enjoy wood-fired pizza straight from the oven. Woodland House is the kind of place where you&rsquo;ll be happy simply enjoying the space, but when you fancy a brief change of scene, woodland walks begin straight from the door.<\/p>\n<h3>The space<\/h3>\n<p>There are electric gates at the entrance of the property and off-road parking space for up to twelve cars.<\/p>\n<p>The property is set out over three floors with the entertainment area on the lower ground floor. Here, you&rsquo;ll find a movie room with comfy cinema-style seating for nine of you, a huge screen and a fully immersive sound system. There&rsquo;s also a games room with sofa seating, a pool table, an electronic pinball machine, a Smart TV with Netflix and Sky package, a PlayStation with DVD player and a bar area. Both the cinema room and games room have air conditioning.<\/p>\n<p>On the ground floor is the main living area that&rsquo;s designed for socialising. In the lounge, there&rsquo;s seating for everyone to gather and watch a favourite programme on the Smart TV that has Netflix and a Sky package. Meanwhile, the open-plan kitchen and dining room, like the rest of the house, is sleek and stylish. There&rsquo;s everything you could need to cook and entertain including an oven, steam oven, microwave and a warming drawer, as well as a tap that provides filtered and instant boiling water, plus another Smart TV.<\/p>\n<p>As well as a dining table that overlooks the garden, there&rsquo;s sofa seating and a kitchen island with a breakfast bar. A host of in-built features in the island will delight tech fans. These include a wireless phone charger, plus plugs with USB points, a knife holder and an extractor fan that all pop up from the worktop.<\/p>\n<p>There&rsquo;s also a handy utility room with washing machine and tumble dryer, and a cloakroom with WC on this floor.<\/p>\n<p>Large sliding patio doors lead from the dining room onto the rear garden and the patio which is furnished with a gazebo, table and chairs so that you can dine and relax as you admire the views of the woodlands at the back of the house. There&rsquo;s also a gas BBQ, a wood-fired pizza oven and a gas fire pit.<\/p>\n<p>The garden and the driveway are enclosed by a fence making it secure for pets to roam freely and children to play.<\/p>\n<p>In a separate building in the garden there is a fantastic mini leisure complex that you&rsquo;ll have all to yourselves. With an indoor swimming pool, sauna and a gym area with a Smart TV it certainly has the &lsquo;wow factor&rsquo;. Two on the lower ground floor level, each with a double zip-and-link bed that can be split into two single beds if preferred. They share an en-suite shower room. The other four bedrooms are on the first floor, one with a king-size bed and the other three with double beds. These all have en-suites with a shower, but two also have a bath. All but one of the bedrooms have a TV.<\/p>\n<h3>Guest access<\/h3>\n<p>A code will be provided for the electric gates so that you can enter the grounds. The owners will greet you on arrival and show you around the property.<\/p>\n<h3>Sustainability<\/h3>\n<p>A ground source heat pump powers the underfloor heating in the house, whilst green bins are provided for recycling.<\/p>\n<p>We plant a tree for every booking we make to help offset some of the carbon emissions generated by our stays.<\/p>\n<h3>Keep in mind<\/h3>\n<p><em>Please be aware that a stream runs through the garden, however this is fenced off for your safety.<\/em><\/p>\n<p><strong>Check-in: <\/strong>from 16:00<br \/>\n<strong>Check-out: <\/strong>by 10:00<\/p>\n<p><strong>Hot tub: <\/strong>As the hot tub is emptied, cleaned and refilled after each booking, we cannot guarantee that your hot tub will be at its optimal operating temperature upon arrival.<\/p>\n<p><strong>Deposit: <\/strong>Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 70 days before the date of travel.<\/p>\n<p><strong>Accidental Damage Deposit: <\/strong>To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of &pound;1,000
